I'm on Google Street View, and it seems like you can do it all from there, but it takes some patience.  Of course, walking miles only takes a moment, which is a nice perk when we all seem to be in such a hurry to solve these! :-)

After the Oregon Trail Building, the clue points to Stream Audio and Video (more flowing than music, get it? tongue). I'm thinking they mean the "A" (second to last letter) because Stream is all that's shown prominently on the sign.

just thought i'd throw out there that there's a store in pdx called "hive modern" (i like to go there) and that might fit the "store where bees can thrive" bit, but i've no idea where we are on the map.  just in case, though, hive modern is at 820 NW Glisan St:

This reminds me of those, "If all Blips are Blops and all Blops are Blaps, is it true to say that all Blips are Blaps?" kind of questions.  But that #3 (Incorporate the proper illusions) just brought me back to thinking about the quote (""everything you can imagine is real" - Pablo Picasso) that was on HeistAgent when it told us about Heist 2.

But to be perfectly honest, I am totally and COMPLETELY clueless.  I don't recognise any of the guitars, because I've only ever played a 6-string before.

Markkula was the VC (Venture Capital) guy who gave Jobs, and Woz their seed money - he was one of the most powerful figures on the Board of Directors until Jobs returned. Wayne did indeed leave at around the time they got incorporated; he sold his share in the company a few months before they went public.
